Cos Cob Real Estate Analysis

Jump To:

Home to the first Impressionist art colony in the United States, Cos Cob is steeped in culture. A shoreline community within the town of Greenwich, Cos Cob played an important role in the development of American art, and its offshoot art group – the Art Society of Greenwich – still makes it a rich cultural attraction today. Cos Cob is a small, quiet, attractive community with a population of fewer than 7,000. It is located on the western side of the Mianus River, making it a favorite for those who enjoy the outdoors. The name comes from one of the first families to settle the Cos Cob real estate area, the Coes, and the name of a sea wall at the time, called a “cob.” It was first called Coe’s Cob, but then soon became Cos Cob.

The area began as a commercial shipping port because of its access to Long Island Sound. This ended when the railroad was built, and later, the Mianus River was dammed and is now the primary source of the town’s drinking water. Until 2001, visitors could still visit the Cos Cob power plant built in 1907, which featured a coal-fired steam turbine. It was later demolished. Today, visitors can enjoy Cos Cob Library, Bush-Holley House, which is the only National Historic Landmark in Greenwich, as well as the Ernest Thompson Seton house.

Shopping and Dining

Cos Cob offers a mix of unique boutiques and traditional chain stores. Local stores range from Dave’s Cycle to The Drawing Room Boutique and Cafe, which offers a tea and espresso bar. International and American fare abound, with places such as Nuage, The Cos Cobber, Rinaldi’s Country Deli, My Favorite Place, Arcuri’s Pizza & Salad and Chicken Joe’s satisfying palates. Many establishments have been around for years, including Fjord Fisheries. In August 2014, Little Pub opened its third restaurant at the former location of Fonda La Paloma. Radio Shack, Dunkin Donuts and Starbucks have also taken root in Cos Cob.

Parks and Recreation

Cos Cob residents and visitors who are interested in bird and animal watching, hiking and biking can enjoy the many trails that run along the Mianus River. Most Cos Cob real estate offers easy access to the area’s many green spaces, including parks, trails and more.

The Bible Street Playground features green spaces, a children’s playground and picnic areas. Residents and visitors may also enjoy the Montgomery Pinetum, a 55-acre park featuring beautiful trees and gardens, historical trails and theGarden Education Center of Greenwich.

The Greenwich Water Club offers members amenities such as a full-service marina, athletic club, an inn and dining indoors and out.

Cos Cob is home to one public elementary school, Cos Cob School, and the Town of Greenwich Preschool Program, which operates out of the Cos Cob Community Center on Bible Street. For more information about Greenwich Public Schools, visit http://www.greenwichschools.org.
